"Top notch, detailed, tremendous follow through and courteous" are words which we would use to describe Tom Sommers as a real estate agent. Tom assisted us in the sale of our home this past summer and was a gem to work with. Tom consistently stayed in contact with us and kept us thoroughly apprised of each step of the process. We were selling our home in the slowing realestatemarket of July 2006. Tom responded with a very detailed and thorough analysis of the current housing market in our area. This analysis included comparisons with the condition and features of each comparable home with our home. Tom's conclusion as to the value concured with ours. The agreed to sale price was obviously the right one as our home sold before a listing sign even went up. Even though we were experenced in real estate affairs, as my own (Steve's) career spanned various real estate related fields including commercial appraisal. Tom's up to date expertise was invaluable to us. Tom also drafted the purchase agreement and all of the other paper work for us and worked with the buyer to answer all of their questions before signing the purchase agreement. Tom also followed through answering all questions leading up to the closing. His attention to detail contributed to the smooth and effortless flow of the process. Tom's expertise and professionalism played a huge role in being able to sell and move to our new home in less than 60 days in a slowing market. Which party in a real estate transaction is represented by the real estate agent--the buyer or the seller? Until recently that question was never asked because the answer was always the same. Traditionally all the marketing professionals involved in real estate transactions were legally and ethically obligated to conduct business on behalf of the seller. They may have aided the buyer in certain situations, but their client was the seller. Today that is not necessarily the case.
In a time of increasing specialization, buyers can be represented by a real estate agent who functions solely as a buyer's broker. In this case, the sales professional helps the buyer locate a home, negotiate the price, and is responsible to the buyer only, for an agreed-upon fee or a percentage commission.
In any real estate transaction you have the right to know which party the real estate agent is representing.
