"He was absolutely right"
TESTIMONIAL FOR TOM SOMMERS By Lori T “Lori, don’t worry. Everything is going to work out for you.” These are the words that my realtor, Tom Sommers, would say to me when I began to feel discouraged during the tough housing market. I needed to sell my house and find a new one; with a full-time job and two kids, this was no simple task. After all, I already had my house for sale the previous year, with a different realtor, for 9 months. What was the result? Not one offer on the table. So I knew it was time for a change, but after 100 showings and no offers, I worried that my house would never sell. Tom’s marketing initiatives were way above and beyond what I’d experienced in the past, which was critical in a declining housing market. He was able to sell my house and help me find a new one, all within the timeframe I needed. Whenever I would get discouraged, he would tell me not to worry and that, from his experience, everything happens for a reason. I decided to trust him, and he was absolutely right. My house sold, and I found a new one that turned out to be just what I wanted. From start to finish, Tom was there to answer my questions and guide me through the home selling and buying process. He really understands the importance of communication between realtor and client. However, what truly sets Tom apart from other realtors is his personality and dedication. He’s not a fly-by-night realtor who’s in the business just to make money. He enjoys helping people, and he will go above and beyond to ensure his clients’ needs are met throughout the entire process. He has a perfect combination of friendliness and professionalism, so you can be reassured that he not only knows the real estate market but cares about you as a person and will take the time to listen to your needs and wants. It’s good to know that if I have to sell a house again, there’s someone to help me who I can trust. Lori T

First Time Buyers >The Real Bottom Line
An important part of buying a house is sitting down with your real estate agent or a mortgage lender to get a clear idea of how much you can afford. They will add up all of your monthly expenses, the mortgage payment, insurance, real estate taxes, homeowners or condo association fees--and the grand total can throw you into shock!
The important thing to remember is that the grand total isn't really the bottom line. When you add your tax savings to the equation, you may be pleasantly surprised. During the early years of your loan, almost all of the mortgage can be deducted from your state and federal income tax. The same is true of your real estate taxes. If you use part of your house as a home office, you may be able to qualify for additional tax savings. In some areas, homes with ground floor apartments are popular for offsetting part of the mortgage and offering even more tax savings.
When you make calculations about the monthly costs that include the tax savings, you may find that owning your own home is less expensive than renting a house or apartment of comparable size.
